This boxy nine-story apartment building will replace a single-story warehouse at 1127 Willoughby Avenue between Knickerbocker and Wilson Avenues in Bushwick, according to a new building application filed over the weekend.
If it’s approved, the development will hold 32 apartments spread across 23,000 square feet of residential space, along with medical offices on the ground floor. That works out to an average, typically rental-sized apartment of only 718 square feet.
The first floor will have 7,060 square feet of community facility space, which are the medical offices, and an apartment lobby. Apartments will occupy the second through ninth floors, with four per floor, followed by a shared roof deck.

There will also be a 22-car parking garage in the cellar and storage space for 16 bikes—exactly as zoning requires.
These renderings by Boro Architects show light and dark variations for the facade. It’s not the most exciting design, but the strips of floor-to-ceiling windows on each side of the building will help open up the apartments. Boro Architects will handle the design, and MKF Realty is the developer.

The sizable property measures 100′ by 100′ feet and spans 10,000 square feet on a mid-block lot. The location seems ideal for rentals, situated about five blocks from the Jefferson Street and Dekalb L stops, in addition to the Central Avenue M stop. It last changed hands in May 2012 for a surprisingly cheap $320,000, or $13 per buildable square foot.
Update: The developer has reached out to tell us these are merely preliminary renderings to show the massing of the building, and don’t necessarily show what it will look like.
