Mott Haven is slowly growing new market-rate apartments, but most construction in the South Bronx neighborhood is still supportive or affordable housing. Now one supportive housing builder has filed plans for two developments at 275 East 138th Street and 2550 Third Avenue, on a lot bordered by East 139th Street and Alexander Avenue.
The West Side Federation for Senior and Supportive Housing hopes to expand their Borinquen Court complex, where they refurbished a seven-story building with 145 apartments. The first new structure, 2550 Third Avenue, will reach 12 stories into the air and hold 118 units. Eleven floors of apartments will be stacked on top of “community-oriented” retail and a clinic. The second floor will have a meeting room, offices and outdoor recreation space, and the following floors will have seven to 14 units per story.
275 East 138th Street will be eight stories with 56 units. A senior center will occupy the first floor, and each of the remaining seven stories will have eight units.
The development was first built in 1965 and offers apartments for low-income seniors and physically handicapped people. The completed three building complex will be called Tres Puentes, or “Three Bridges” after the nearby East 138th Street, Willis Avenue and Third Avenue bridges.
When construction finishes, the combined old and new structures will span 314,550 square feet and include 321 income-restricted units. There will also be 10 parking spots, even though the property sits directly in front of a 6 train stop. Red Top Architects, based near Union Square, will be responsible for the design.
The city also plans to upzone the 79,400-square-foot property, so the developer will get to build 60% larger than the previous R6 zoning allowed.
