Permits Filed: 11-Story Condo Building at 287 East Houston Street

An 11-story condo development will replace a low-slung building at 287 East Houston Street, between Suffolk and Clinton Streets in the Lower East Side. New building applications were filed today to erect a 28-unit building on the lot wedged between two five-story tenements.

287 East Houston will reach 120 feet into the air and hold 29,070 square feet of residential space. So the average unit will be a reasonably sized 1,038 square feet. Each story will hold between two and four apartments, including two duplexes on the first and second floors and a third duplex on the top two floors.

There will be a lobby and exercise room on the ground floor, and bike storage in the cellar.

NoMad-based Hogg Holdings, with backing from hedge fund Vinci Partners, picked up the lot for $15,200,000—or $500 a buildable square foot—in November, as Bowery Boogie reported in January. Jeffrey Cole is the architect of record.

The city’s zoning code would allow ground floor retail here, but the developer has unfortunately chosen not to include any. No parking is included either, because most developments in Lower Manhattan are exempt from parking requirements.

Demolition applications have already been filed to knock down the site’s current occupant, a two-story storefront.

The 5,000-square-foot property was once home to the Academy Theatre, but the old movie house appears to have been altered beyond recognition.
