Now that the Upper West Side is nearly 80% landmarked, new development usually comes in the form of conversions, not ground-up construction. But one developer managed to snag an abandoned single-story building at 952 Columbus Avenue, on the corner of 107th Street. And YIMBY has the reveal for the development that will eventually rise on the site.
The seven-story building will contain 15 apartments, stacked on top of a 2,800-square-foot church in the first floor and cellar. The Pentecostal Church of God, which owns the property, will occupy the space. It will have enough room to seat 436 people, according to Schedule A filings. Developer Reuben Pinner told us he’s partnering with the church, rather than leasing or buying the site outright.
Those 15 apartments will be divided across 17,305 square feet of residential space, with average units weighing in around 1,153 square feet. The number of units will gradually increase as the floors go up, beginning with four apartments on the second floor and continuing up to a full-floor penthouse on the seventh floor. Pinner says condos are likely, but he’s still working out most of the details. Amenities will include a roof deck and a landscaped interior courtyard.
The rendering shows that a few of the upper floor apartments will have balconies, and the penthouse will get a private roof terrace. The overall design is fairly simple and modern, featuring a mix of light and dark gray facade panels.
Workers have begun demolishing the little building on the corner, and construction is expected to start in the next month or two. Work is expected to finish by January or February 2017.
