The eastern borderlands between Flushing and Murray Hill, along Northern Boulevard in Queens, have become the new frontier for builders looking to make their mark in the fast-growing neighborhood. Developer Oz Levi managed to find a large development site at 144-74 Northern Boulevard, at the corner of 146th Street in Murray Hill.
New building applications filed yesterday call for a 14-story, 59,000-square-foot building. The 149-foot-tall development will house 120 apartments, but the permit seems to list the wrong residential square footage. Those 120 units would be squeezed into just 56,440 square feet, yielding average units of 470 square feet—much smaller than city rules usually allow.
A 3,200-square-foot retail space will occupy the ground floor, topped by two floors of community facility space and 11 stories of apartments.
The structure will have an east and west wing, with six units each on floors four through 12 and just three units a piece on the top two floors.
Big Flushing developments usually come with massive garages, and this one is no different. A two-level subterranean parking garage will hold 224 parking spots and 64 bike storage spaces.
This area also presents some major transit challenges, because the Murray Hill LIRR stop is several blocks away and the end of the 7 train is nearly a mile west of here at Main Street. Unfortunately, driving and buses are the only types of transportation available to residents here, and builders try to accommodate the voracious demand for parking.

The property hasn’t changed hands since 1995, but it was recently up for lease asking $115,000 a year. The lot spans 66,806 square feet and is currently home to a Burger King.
