One of the few vacant lots left in prime Williamsburg is about to become an apartment building. New building applications were filed yesterday for a six-story, seven-unit development at 650 Metropolitan Avenue, only a block from the Lorimer stop on the L and G trains.
Those seven apartments will be spread across 9,488 square feet of residential space, yielding condo-sized average units measuring 1,355 square feet. A 1,400-square-foot retail space will fill the ground floor, followed by one to two apartments per story.
The 10,877-square-foot development will also have a roof deck and storage in the cellar. It won’t include a garage because the project is too small to trigger the city’s parking requirements.
Asdrubal Franco of Domo Architecture will design the building, and Andres Azpurua of Upper East Side-based Onsite Project Consulting is developing it.
Azpurua’s LLC scooped up the 3,200-square-foot lot for $3,475,000 in March, shelling out roughly $314 for each buildable square foot. While that seems expensive, it actually sold for less than its asking price, $3,600,000.
The previous developer was Astral Weeks, who’s also in the process of trying to unload a residential development site in the heart of industrial East Williamsburg. Raymond Roubeni, who heads the Great Neck-based firm, had originally filed plans to develop 650 Metropolitan back in 2011.
