Permits Filed: Affordable Housing at 491 Gerard Avenue, Mott Haven

Since a vast industrial swath of Mott Haven was rezoned in the South Bronx several years ago, affordable housing developers have slowly begun to build in the area, taking advantage of large vacant lots and cheap, derelict factories. One such developer has filed plans for a 12-story affordable building at 491 Gerard Avenue, a block over from the Major Deegan Expressway and a short walk from the 2, 4 and 5 trains at 149th Street-Grand Concourse.

55-Unit Modular Building Under Construction At 335 East 27th Street, Kips Bay

YIMBY brought you news in December of 2013 regarding Monadnock’s planned nine-story, 55-unit residential building at 335 East 27th Street, in Kips Bay. Now, Curbed reports the first of 66 modules has been lifted into place. Construction will last through the summer, and completion is expected in October or November. nARCHITECTS is designing, and 22 units are being set aside as affordable.

Monadnock To Develop 208-Unit Mixed-Use Building at 133-45 41st Avenue, Flushing

Per Crain’s Business, the City has picked Monadnock Development to develop a mid-rise 208-unit all-affordable mixed-use building at the vacant lot of 133-45 41st Avenue, in Downtown Flushing; the de Blasio administration has made an effort to redevelop that specific underutilized lot. The project is being dubbed One Flushing, and retail and community space is planned for the ground floor; Bernheimer Architecture is designing.
