The 39,579-square-foot hotel at 37-11 23rd Street is on track to join northern Long Island City’s mushrooming crop of lodgings. Construction permits categorize the 93-unit property as a “transient hotel,” a term generally used to describe shelters. The 11-story building towers over the industrial northwest corner of Long Island City.
Completion is near for the 10-story, 74-room hotel under construction at 40-47 22nd Street, in northern Long Island City. The property will most likely operate under the Howard Johnson brand, which completed another 10-story hotel four blocks northwest at 38-61 12th Street in 2014. The project’s developer is Ratan Realty Three LLC, with Michael Kang serving as the architect.
A hospitality haven is rapidly rising at the northern fringe of Long Island City, in an area that overlaps into Dutch Kills to the east and Ravenswood to the west. Despite its convenient location just minutes away from Midtown via subway, the neighborhood north of Queens Plaza was largely ignored by the city and developers for most of the 20th century. During that time, local street character ranged from quiet residential enclaves to fenced-off commercial and industrial facilities to seedy, crime-ridden nooks that the casual visitor best stay away from. Since Long Island City has become one of the city’s hottest neighborhoods, a dozen hotels sprung up within its northern portion, with several more currently in progress. Upon completion, the 10-story one at 29-12 40th Avenue, which will be run by a yet-to-be-announced operator, would bring 75 rooms to the booming neighborhood.
Confusion over the future of the 421-a tax exemption has slowed down new residential construction, but commercial development is alive and well across New York City, particularly in the outer boroughs. Yesterday, YIMBY spotted plans for a 16-story hotel in the industrial area just north of Queensbridge Houses in Long Island City.
Property owner Moshe Granit has filed applications for a nine-story, 30-key hotel at 38-38 11th Street, in northern Long Island City’s Ravenswood section, located four blocks from the 21st Street – Queensbridge stop on the F train. The new building will measure 15,664 square feet on the 25-foot-wide lot. There will be four or three hotel rooms on each floor, a lobby on the ground floor, and a breakfast area in the cellar. Individual hotel suites will average roughly 440 square feet apiece, which is relatively large. Jamaica-based Manish S. Savani is the architect of record. The 2,152-square-foot plot of land is currently vacant.
