This Tuesday marked the groundbreaking ceremony for the horizontal expansion of a three-story health center at 6200 Beach Channel Drive in Arverne, Far Rockaway, Queens. The development is projected to double the capacity of the existing space, providing more medical resources to the growing population. The added space will allow for expanded capacity to bring essential health service to the neighborhood designated as medically underserved according to federal guidelines. Joseph P. Addabbo Family Health Center will be responsible for the development.

Four-Story, Two-Unit Residential Project Planned at 331 Beach 66th Street, Arverne, Queens

Property owner Shameer Ally has filed applications for a four-story, two-unit residential building at 331 Beach 66th Street, in Arverne. That’s a neighborhood located along the Rockaways in Queens. The project will measure 4,500 square feet. There will be one residential unit on the second floor, followed by another unit on the third and fourth floors. The ground floor won’t contain residential space and will likely be built to withstand floodwaters. There will also be two off-street parking spaces. Bakhtiar Shamloo’s Kew Gardens-based Tabriz Design Group is the architect of record. The 40-foot-wide, 4,000-square-foot property is currently vacant. The Beach 67th Street stop on the A train is a block away.

Seven-Story, 126-Unit Residential Building Filed At 190 Beach 69th Street, Arverne

Benjamin Companies and the Beechwood Organization have filed applications for a seven-story, 126-unit mixed-use building at 190 Beach 69th Street, in Arverne, Queens, located just south of the Beach 67th Street stop on the A train. The building is part of Arverne by the Sea’s multi-family phase dubbed “The Tides.” It’s the mega-project’s final phase, and roughly 2,300 townhouses have already built on the surrounding oceanfront, according to The Real Deal. This building will measure 151,760 square feet in total, and the residential space will amount to 105,442 square feet, which means units will average 837 square feet apiece. Commercial-retail space and car parking will be located in a ground-floor podium. Urbahn Architects is the applicant of record and developers expect to break ground within the coming months.
