Three Stories, 16 Residential Units Coming To 139-12 Atlantic Avenue, Jamaica

Property owner Anthony Gallo has filed applications for four three-story, multi-family residential buildings at 139-12 – 139-22 Atlantic (95th) Avenue, in Jamaica, six blocks from Jamaica Station. Each will measure 2,960 square feet and have four residential units, which means units will average a rental-sized 740 square feet apiece. Jamaica Estates has been largely untouched by the wave of development sweeping through the rest of Jamaica, but new buildings are rising on a small swath at the neighborhood’s southern edge. A tipster sent along these photos of a development rising at 177-16 Wexford Terrace, situated just north of Hillside Avenue between Edgerton Boulevard and Dalny Road. New building permits were approved a year ago, but construction has only reached the seventh story so far.

Floral Park-based O&B Properties has filed applications to building a six-unit residential development spanning 104-84 – 104-88 165th Street, in Jamaica, located a number of blocks south of Jamaica Avenue. The developer will expand an existing two-story, single-family home to accommodate two units, and build two additional two-story, two-unit attached residential buildings. The expanded structure will have units averaging 824 square feet, while the new buildings will have family-sized units averaging 1,516 square feet. Queens-based Gerald Caliendo is the architect of record.

Nine-Story, 22-Unit Condo Project Rising At 89-14 105th Street, Jamaica

Kingston Property’s planned nine-story, 22-unit residential building is now two stories above street level at 89-14 150th Street, in downtown Jamaica, a few blocks north the stations for the E, J and Z trains (on Archer Avenue). The building will measure 22,691 square feet, and the units will be condos, averaging 1,031 square feet apiece; there will only be two- and three-bedroom configurations. A small health care facility will operate in the basement level, and completion is expected in 2017. Maspeth-based Angelo Ng + Anthony Ng Architects Studio is designing.
