Six-Story, 36,000-Square-Foot Commercial Restoration Underway At 190 Bowery, NoLIta

In May of 2015, YIMBY reported that the Landmarks Preservation Commission approved RFR Realty’s planned commercial restoration of the landmarked Germania Bank Building, a six-story, 36,000-square-foot building at 190 Bowery, in NoLIta. Bowery Boogie now reports the restoration is well underway and crews have replaced the property’s windows. A new entrance is also being installed on the ground level and other alterations are now taking place. The building will eventually have a ground-floor retail space and the upper five floors will be leased as office space. Higgins Quasebarth & Partners and MdeAS Architects are behind the restoration design. Completion can probably be expected later this year.

City Envisions Seven-Story, 75-Unit Affordable Residential Building At 211 Elizabeth Street, NoLIta

Back in August of 2015, news broke that the city was moving forward with plans to develop affordable housing at the Elizabeth Street Garden, located at 211 Elizabeth Street (a.k.a. 21 Spring Street), in NoLIta. Now, Curbed NY reports the Department of Housing Preservation and Development is envisioning a seven-story, 60-to-75-unit residential building with retail space. The building would take up roughly 15,000 square feet on the 20,265 square-foot lot, and the units, which would be geared towards seniors, will average between 800 and 900 square feet apiece. The city plans to launch a Request for Proposals (RFP) in the spring and a developer will hopefully be selected by the end of the year. At that point, the project would require approval via the Uniform Land Use Review Procedure (ULURP). Construction is tentatively expected to begin in 2018 for completion in 2020.

Developer Buys 260 Bowery Site, Plans Eight-Story, Six-Unit Mixed-Use Building, Nolita

Back in September, renderings surfaced of a Morris Adjmi-designed eight-story, six-unit mixed-use building at 258-260 Bowery, in Nolita, and now Premier Equities has acquired the development site for $10 million, according to Commercial Observer, in a deal brokered by RKF. The planned development will total 23,500 square feet, and retail space, totaling 6,610 square feet, will span the cellar through second floors. The upper floors will house condominiums. Residential square footage hasn’t been announced or filed. So, unit sizes aren’t yet available. Demolition began over the summer on the site’s former three-story building.

Two-Story, 4,800 Square-Foot Retail Building Filed At 50 Spring Street, Nolita

Zachary Kleinhandler, of KLM Equities and Brannon Realty, has filed applications for a two-story, 4,826 square-foot commercial-retail building at 50 Spring Street, in Nolita, right around the corner from the 6 train’s stop at Spring Street. The building will contain a mezzanine level between the first and second floors, effectively pushing the building’s roof height to 36 feet above street level. Long Island-based Steven Levine is the architect of record, and permits were filed in August to demolish an existing four-story, three-unit building.
