City Moves Forward with ‘Microgrid’ Infrastructure Upgrade at Red Hook Houses

Last week, the New York City Housing Authority launched a request for proposals (RFP) to develop a modern utilities system for the 28-building, 2,878-unit public housing complex called Red Hook Houses, in Red Hook. The proposed infrastructure upgrades are to include heat, hot water, electricity, and the systems of delivery for all three, according to DNAinfo. It would include two central plants, located on opposite ends of the complex at 592 Clinton Street and along Richards Street, in addition to 12 utility pods with generators. The new infrastructure is intended to disconnect Red Hook Houses from the electrical grid. That way, in the event of a black-out, the complex would be able to operate on its own. The Federal Emergency Management Agency (FEMA) is also chipping in $438,213,000 to repair damage from Hurricane Sandy. The money will be used to upgrade and renovate playgrounds, roofs, mechanical equipment, and a senior center, and contribute to the infrastructure project. Proposals are due in phases by July 22 and September 9. Kohn Pedersen Fox has already been tasked to design the project.

Thor Plans Office Space on Revere Sugar Site at 270 Richards Street in Red Hook

It’s been a decade since Thor Equities demolished the iconic Revere Sugar Refinery on the Red Hook waterfront. Now, they’ve finally filed plans for a five-story office building on the huge lot at 270 Richards Street, between Van Brunt and Dwight streets.

Four-Story, 623,000-Square-Foot Commercial Complex Revealed, 280 Richards Street, Red Hook

Back in 2005, Thor Equities acquired, for $40 million, the 7.7-acre Revere Sugar Refinery site at 280 Richards Street, located south of Beard Street in Red Hook. The developer later demolished the refinery (the last photos of it can be found here), and has since been floating the idea of building a massive mixed-use project with residential units and commercial space. The developer is now moving forward with plans for a four-story, 623,000-square-foot commercial complex, Bloomberg reported. It will include 600,000 square feet of office space and will boast 100,000-square-foot floor plates. The project will also feature 23,000 square feet of retail and restaurant space, presumably on the ground floor, along with a central courtyard, rooftop terraces, and a public waterfront esplanade. Norman Foster’s London-based Foster + Partners is designing. The site is located 12 blocks from the Smith-9th Streets stop on the F/G trains.

City Council Rejects Plans for Eight-Story, 200-Bed Nursing Home at 141 Conover Street, Red Hook

Back in December of 2015, renderings were revealed of the eight-story, 200-bed nursing home planned at 141 Conover Street, in Red Hook. The proposed project, by Oxford Nursing Home, was to measure 157,500 square feet and feature an urgent care center, but it also required an individual rezoning through the city’s Uniform Land Use Review Procedure (ULURP) process. Yesterday, the project reached the City Council Review step, but it was disapproved in a 48-0 vote by the full council, according to Crain’s. Unfortunately, this means the project is officially dead. Concerns raised at the vote included the unfavorable change in zoning from manufacturing to residential. Also, the site is located in a Flood Zone-A area, which some said would pose a threat to seniors living inside the building.

Six-Story, 70-Unit Residential Conversion Continues at 160 Imlay Street, Red Hook

In September of 2014, renderings were revealed of the six-story, 70-unit residential conversion of the warehouse at 160 Imlay Street, in Red Hook. Construction has been underway since 2014 on the 224,809-square-foot structure, and now the Daily Brooklyn Eagle has the latest update on the progress. The 70-foot-tall structure has yet to receive its windows, but it appears installation may be imminent. The condos should average a spacious 2,648 square feet apiece, and will come in one-, two-, and three-bedroom layouts. Roughly 39,500 square feet of commercial space will be located on the ground and second floors, along with amenities like bike storage, private storage space, a fitness center, and a small parking garage. Est4te Four is the developer, AA Studio is the design architect, and Jeffrey Cole Architects is the architect of record. Completion is expected in the spring of 2017.

Construction Underway on 22-Townhome Development at 107-125 King Street, Red Hook

It was in December of 2014 when YIMBY first reported on applications for a 22-townhome development spanning 109-125 King Street and 74-84 Sullivan Street, in Red Hook. We later revealed renderings on two occasions in 2015, and now the project is under construction, the Brooklyn Daily Eagle reports. Excavation, along with foundation work, is well underway on the townhouses, dubbed King & Sullivan Red Hook Townhomes. The homes will rise three stories above street level and should average a spacious 2,381 square feet apiece. Sanba Partners is the developer, AA Studio is behind the design, and Jeffrey Cole Architects is serving as the architect of record. Completion can be expected later this year or in early 2017.

Commercial-Office Conversion Complete on Three-Story Building At 160 Van Brunt Street, Red Hook

Back in April of 2015, renderings were revealed of the planned commercial conversion of the Golten Marine building, a three-story, 98,650-square-foot former industrial property at 160 Van Brunt Street, in northern Red Hook. Since then, construction has been largely completed on the project and Tesla Motors was announced as the anchor tenant, as reported by Curbed NY earlier this year. Tesla is leasing 40,000-square feet on the ground floor, which it will use for dealership showrooms, offices, and a service center. The Brooklyn Paper also recently reported Tesla will install a reconstructed illuminating “Red Hook” sign on the ground floor. The building opened in March and contains additional yet-to-be-leased office space on the upper levels. LIVWRK is the developer and acquired the property for $21.5 million in 2014. New Jersey-based John Saracco Architects is the architect of record.

Gut-Renovation Complete At Two-Story Townhouse At 34 Diker Street, Red Hook

Property owners Chris Sheller and interior designer Kate Gray have completely gut-renovated the two-story, single-family wood-framed townhouse at 34 Diker Street, in Red Hook. Brownstoner reports that practically the entire exterior and interior of the structure was rebuilt. The 1,700-square-foot structure has a new façade, new windows, expanded ceilings on the second floor, completely rebuilt and modernized interiors, and new appliances and furnishings. RGR Construction is the general contractor and Bronx-based Kevin Byrne served as the architect of record. The couple went to sell the property a few weeks ago.

Two Four-Story, Three-Unit Residential Buildings Coming To 96 Coffey Street, Red Hook

Brooklyn-based St. Andrea Realty Corp., headed by Aldo Frustacci, has filed applications for two four-story, three-unit residential buildings at 96-98 Coffey Street, in Red Hook, located six blocks from the Upper Bay waterfront. The individual buildings will measure 4,335 and 4,559 square feet each and it appears both will structures will be raised, as their ground-floors will not contain residential space. On the floors above, the full-floor apartments will average 941 square feet across the entire development. Leonard Colchamiro’s Brooklyn-based architecture firm is the architect of record. The 41-foot-wide site is currently vacant.

Three-Story, 19-Unit Residential Building Tops Out At 265 Van Brunt Street, Red Hook

In early 2014, YIMBY reported on applications for a three-story, 19-unit residential building at 265 Van Brunt Street, in Red Hook, and then renderings of the project were revealed in early 2015. DNAinfo now reports the structure has topped out and is currently receiving its façade. The building appears to be four stories because it’s raised above the street level to prevent future flood waters from doing damage. Residential space will total 18,089 square feet, which means the rental units will average 952 square feet apiece. Cheever Development Corporation is behind the project and OCV Architects is designing it. Completion and occupancy are scheduled for this spring.
