Permits have been filed for a five-story residential building at 110-12 101st Avenue in Richmond Hill, Queens. Located between 110th Street and 111th Street, the interior lot is two blocks north of the 111th Street subway station, serviced by the A train. Sukhjinder Singh under the 129-10 Atlantic Avenue LLC is listed as the owner behind the applications, and previously filed permits for a four-story, nine-unit mixed-use building at the same site.

Located on the corner of 115th Street and 101st Avenue, the lot is a few blocks from the Lefferts Boulevard subway station, serviced by the A train. Permits have been filed for a six-story residential building to rise at 93-13 112^th Street, in the Richmond Hill section of Queens. The residential neighborhood is recognized for having significant numbers of preserved Queen Anne and Victorian structures. The site is around the corner from Atlantic Avenue, which connects Jamaica with downtown Brooklyn. Six blocks away is the 111^th Street subway station, serviced by the J trains. Gorden Tan is listed as responsible for the development.

Two Four-Story, Five-Unit Residential Buildings Planned at 125-09 101st Street, Richmond Hill

Queens-based TNE Building has filed applications for two four-story, five-unit residential buildings at 125-09 and 125-11 101st Street, in Richmond Hill. The buildings will measure 4,905 square feet each. Across both, the residential units should average 743 square feet apiece, indicative of rental apartments. Jamaica-based Royal Engineering is the applicant of record. The 40-foot-wide, 3,737-square-foot lot is occupied by a single-story commercial-retail building. Demolition permits were filed in November.

Three-Story, 22,900-Square-Foot Expansion Planned At P.S. 066 Jaqueline Kennedy Onassis, 85-11 102nd Street, Richmond Hill

The New York City School Construction Authority (SCA) has filed applications for a three-story, 22,896-square-foot expansion of P.S. 066 Jacqueline Kennedy Onassis, located at 85-11 102nd Street on the western end of Richmond Hill in Queens. The expansion will be built on the northern side of the existing structure, at the address 85-05 102nd Street, and will increase the size of the facility to 62,316 square feet. There will be a cafeteria in the basement, a pre-kindergarten wing on the ground floor, a kindergarten wing on the second floor, along with a nurse’s office, and additional classrooms, offices, and exercise rooms on the third floor. AECOM is the architect of record. YIMBY has reported on four other school projects filed by the city this past week.

Mixed-Use Assemblage Purchased at 115-06 Myrtle Avenue, Richmond Hill

Forest Hills-based Platinum Realty has acquired the two-story commercial building at 115-06 Myrtle Avenue, located on the corner of 115th Street in Richmond Hill, for $3.7 million, Commercial Observer reported. The sale comes after the previous owners began marketing the site, which consists of four parcels, back in November of 2015. The site could accommodate a mixed-use project, with commercial and residential space, of up to 26,524 square feet, as-of-right. A new development could grow to 70,000 square feet if it includes affordable residential units and benefits from the inclusionary housing zoning bonus. The new owner’s plans have not been disclosed. All of the parcels are vacant or have been vacated.

Three-Story, Two-Family Residential Project Planned at 97-16 124th Street, Richmond Hill

Queens-based property owner Mohammed K. Assim has filed applications for a three-story, two-unit residential building at 97-16 124th Street, in Richmond Hill. The structure will measure a relatively large 5,972 square feet. One of the units will span across the ground and second floors, followed by the second unit on the third floor. Based on the amount of residential space the property will have, units with family-sized configurations are surely in the works. Jose A. Velasquez’s South Ozone Park-based architectural firm is the architect of record. The 40-foot-wide, 4,570-square-foot lot is currently occupied by a two-and-a-half-story, wood-frame building. Demolition permits haven’t been filed. The Lefferts Boulevard Station on the A train is seven blocks away. YIMBY reported on filings for a similar project at the site in 2014, but those plans have since been withdrawn.

Two Four-Story, Seven-Unit Mixed-Use Buildings Filed at 114-01 Atlantic Avenue, Richmond Hill

Queens-based Ghotra Property has filed applications for two four-story, seven-unit mixed-use buildings at 114-01 – 114-05 Atlantic Avenue, in Richmond Hill. From west to east, they will measure 8,625 square feet and 7,680 square feet, respectively. Both will feature a 681-square-foot retail unit on the ground floor, followed by seven residential units across the rest of each structure. Across the entire development, the residential units should average 852 square feet apiece, indicative of rental apartments. Amenities include a total of three off-street parking spots. Manish S. Savani’s Briarwood-based architectural firm is the architect of record. The 50-foot-wide, 4,979-square-foot assemblage, at the corner of 114th Street, is currently occupied by two single-story commercial-retail buildings. Demolition permits have not been filed. The site is located four blocks from the 111th Street stop on the J train.

When we think about development in eastern Queens, the bustling, industrial corridor along Atlantic Avenue is not the first place we’d expect to find new residential construction. But yesterday, one developer took the plunge and filed permits for a five-story apartment building with commercial space at 113-02 Atlantic Avenue, in the heart of Richmond Hill.
