Rego Park-based RW Real Estate Group has filed applications for a single-story, 4,288-square-foot commercial-retail building at 1812 Westchester Avenue, in the East Bronx’s Soundview section. There will be four retail units, per the Schedule A, each measuring an average 820 square feet. No parking will be included. Flushing-based Chio Design is the architect of record. The 75-foot-wide, 9,675-square-foot plot is occupied by a two-story animal hospital. Demolition permits were filed in April.

Four-Story, 10-Unit Residential Project Planned at 716 Beach Avenue, Soundview

Building permits have been granted for a four-story, 10-unit residential project at 716 Beach Avenue, in the East Bronx’s Soundview section. The new building will measure 10,372 square feet and its residential units should average 821 square feet apiece, indicative of rental apartments. Scarsdale, N.Y.-based L&R&G Contractors Corp. is the property owner and Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The 37-foot-wide, 3,750-square-foot lot is currently occupied by a two-story house. Demolition permits were filed earlier this year.

Two-Story, 49,600-Square-Foot Self-Storage Facility Planned at 1430 Bruckner Boulevard, Soundview

Stock N’ Lock, doing business as SNL Storage, has filed applications for a two-story, 49,560-square-foot self-storage facility at 1430 Bruckner Boulevard, located between Bronx River and Close avenues in the East Bronx’s Soundview section. The new building will stand 29 feet in height and host 25,625 square feet of commercial space. Self-storage units will be located on the cellar, ground, and second floors. There will also be two loading berths and two off-street parking spaces. Virginia-based Butz Wilbern LTD is the applicant of record. The 25,639-square-foot lot is occupied by a few small warehouses. Demolition permits were filed in September.

The loss of the 421-a tax abatement has certainly hurt development in the Bronx, but a few determined builders are still venturing out to parts of the borough where new construction is rare. Chelsea-based developer Kim Tasher has filed plans for a five-story residential and medical building at 1144 Evergreen Avenue, in the southeast Bronx neighborhood of Soundview.
