Permits Filed for 356 East 139th Street, Mott Haven, Bronx

For the second time, permits have been filed for a seven-story charter school in The Bronx’s Mott Haven, by the Academic Leadership Charter School. The ALCS currently has two locations in the borough, one for kindergarten through fourth grade, and the other for fifth grade through eighth. They plan to relocate both groups into the new building, reuniting the schools under one roof. The new site is three blocks away from the 3rd Avenue and 138th Street Station, serviced by the 6 train, and ten blocks away from the 3rd Avenue & 149th street station, serviced by the 2 and 5 trains. The school will be across the street from Willis playground, a public park.

Renderings Revealed for 702 Grand Concourse, South Bronx

The Bronx boom continues apace, and today, YIMBY has the reveal for building two of the Concourse Village West affordable housing project, designed by Aufgang Architects, which will rise at 702 Grand Concourse, in Concourse Village.

Permits Filed for 578 & 580 East 138th Street, Mott Haven, Bronx

A furniture warehouse in the Bronx is about to be replaced by three new five-story apartment buildings. Permits have been filed for 578 and 580 East 138^th Street with identical specifications, and the site’s developer has told YIMBY that another building is also in the works at 582 East 138th Street. Shalev Shoshani of 138 S&H Realty Corp is developing the project, which will bring 24 apartments to Mott Haven. All three structures will stand 56 feet tall, with a total combined area of 22,500 square feet. That space is divided between 6,300 square feet of commercial retail on the first floor, and 16,400 square feet of residential space on floors two through five. OMF Architect PC is responsible for the design, and demolition permits were filed at the end of August.

Permits Filed for 1001 Whitlock Avenue, South Bronx

Back in February, YIMBY reported the Ader Group wanted to rezone a site at 1125 Whitlock Avenue, in the South Bronx, revealing the developer’s plans for the all-affordable project in the process. Now, applications have been filed with the Department of Buildings for the first phase, at 1001 Whitlock Avenue, which will consist of a 14-story structure with 243 apartments spanning 201,284 square feet of residential space. There will also be an 8,998 square-foot community facility component. Newman Design Architects PLLC are listed as the architect of record, and completion is expected by 2019. At that point, work will begin on the second building, which will bring the total number of apartments in the complex up to 474.

Updated Design Revealed for 1017 Home Street, South Bronx

Construction Begins on 1520 and 1530 Story Avenue, 435 Units of Affordable Housing in Soundview

A year and a half ago, YIMBY wrote about a pair of affordable rental buildings headed for the rent-stabilized Lafayette Boynton complex in the Soundview section of the South Bronx. Now, Nelson Management Group and L+M Development are breaking ground on the two towers at 1520 and 1530 Story Avenue.

Last week was busy at the Bronx Department of Buildings, with filings for a police station in Melrose and a number of mid-sized affordable housing projects throughout the borough. One non-profit filed applications for an eight-story senior housing development at 909 Beck Street in Longwood, in the southeastern Bronx.

11-Story, 64-Unit Hotel Nears Completion At 926 Sedgwick Avenue, Highbridge

An 11-story building is nearing completion at 926 Sedgwick Avenue in the Highbridge section of the Bronx. At 117 feet high, the building stands as a minor but noticeable addition to the Harlem River skyline, perched upon the high river bank alongside both pre-war buildings and recent residential developments that flank the Major Deegan Expressway. Listed as a “transient hotel” in the building permits, the property will feature 64 units spread across 29,370 square feet of its 33,000-square-foot interior. Gerald J. Caliendo of Caliendo Architects is the applicant of record. Prasanna Venkatesha of Sita Ram LLC is listed as the owner.

Mónica Ponce de León to Design Latest Expansion of Bronx Museum of the Arts, 1040 Grand Concourse, South Bronx

The Bronx Museum of the Arts, located at 1040 Grand Concourse, on the corner of East 165th Street in the South Bronx, is planning a $25 million overhaul and expansion of their 36,000-square-foot facility. The expansion will include more exhibition space and a “glassed-in” area for educational and community programing, the New York Times reports. Venezuelan-American architect Mónica Ponce de León, head of MPdL Studio, will be responsible for the design of the expansion. The museum will remain open during the construction. The first phase is expected to be complete by 2020. The city has already contributed roughly $7 million to the project.
