The industrial zone along the waterfront in Sunset Park is a remnant of when the area was filled with cold storage warehouses, major international shipping operations, and heavy industry that ranged from canneries to ammunition factories. The blocks between Third and Fourth Avenue, just east of the Gowanus Expressway, have always felt a little more transitional, because they mix low-slung warehouses with little prewar townhouses. But the neighborhood’s zoning prevents new residential construction, and all the new buildings that sprout here are budget hotels. One such hotel is in the works at 142 33rd Street, across the street from two more newly finished hotels.

Staten Island-based Mzx Group Inc. has filed applications for a seven-story, 13,182 square-foot ambulatory, diagnostic and healthcare treatment facility at 867 53rd Street, in eastern Sunset Park, located nine blocks north of the N train’s stop at 8th Avenue. The project appears to have taken advantage of bonus FAR available because it is a community facility. Hui Zeng’s Queens-based ABC Engineering is the applicant of record, and permits were filed in October to demolish an existing two-story, two-unit brick apartment.

Banner Development has filed applications for a three-story, 139,264 square-foot self-storage facility at 5002 Second Avenue, in Sunset Park, located two blocks in from the New York Harbor. The operational commercial space will span roughly 82,510 square feet in the building, and the basement floor will also be used for storage. Frank Relf, based on Long Island, is the architect of record, and an existing block-thru warehouse must first be demolished.

Benny Fong has filed applications for a five-story, eight-unit mixed-use building at 861 51st Street, in eastern Sunset Park, located five blocks from the D train’s stop at 50th Street. The project will measure 6,594 square feet, which includes 1,205 square feet of healthcare facilities on the ground and cellar levels. Residential units begin on the second floor and will average a rental-sized 719 square feet. Brooklyn-based Shiming Tam is the architect of record, and permits were filed in September to demolish two single-family townhouses.

The building will measure 9,034 square feet, and a 2,462 square-foot daycare facility will span the ground and cellar levels. Beginning on the second floor, units will average 822 square feet apiece. Brooklyn-based Shiming Tam is the architect of record, and a two-story townhouse must first be demolished.
