Four-Story, 230,000-Square-Foot Mixed-Use Project Proposed for 77 West Post Road, White Plains

Harlem-based Grid Properties is planning a four-story, 230,000-square-foot mixed-use development, dubbed the Boulevard, at 77 West Post Road, located on the southern end of downtown White Plains, in Westchester County. The latest plans call for 220,000 square feet of commercial-retail space, 38,000 square feet of which will be dedicated to a fitness center, Westfair reported. Twelve market-rate one-bedroom rental townhouses are also part of the plan, in addition to a 720-car parking garage. The project was presented to the city’s Common Council back in November, although it will eventually have to be approved by the city’s Planning Board. Philadelphia-based BLT Architects is behind the design. The assemblage is comprised of mostly vacant parcels and single-story commercial buildings.


95 South Broadway

212-Unit Rental Conversion Approved for 15-Story Senior-Exclusive Building, 95 South Broadway, White Plains

Back in December of 2015, Esplanade of White Plains Venture Partnership proposed converting The Esplanade – the 15-story, 120-unit senior-exclusive residential building – at 95 South Broadway, in White Plains, into 212 unrestricted market-rate rental apartments. Now, the property owners have received approval from the White Plains Common Council, Westfair reports. The apartments will come in studio, one-, and two-bedroom configurations. The 251,000-square-foot building will also feature 9,000 square feet of ground-floor retail space, and an additional 9,000 square feet of medical offices. Sullivan Architecture is designing the conversion. Construction is expected to begin in 2017, with work lasting between 15 and 18 months, which means completion should happen in 2018 or 2019. There are 16 people still residing in the building.


300 Quarropas Street

10-Story, 103-Unit Affordable Residential Building Complete At 300 Quarropas Street, White Plains

Back in the summer of 2014, YIMBY revealed renderings of the 10-story, 103-unit all-affordable residential building at 300 Quarropas Street, located at the corner of South Lexington Avenue in White Plains. Westfair now reports construction has wrapped up on the 121,000-square-foot project, dubbed the Prelude. The White Plains Housing Authority and Jonathan Rose Companies are developing, and Dattner Architects is the design architect. The new building was built on the site of the five-building, 450-unit Brookfield Commons housing complex and also serves as the new home of the White Plains Education and Training Center. The community center measure 13,500 square feet and is open to all residents in Brookfield Commons. Sometime in the future, the city is expected to replace more of the tower-in-the-park buildings with mixed-use, all-affordable residential ones.


60 South Broadway

Two-Towered, 707-Unit Mixed-Use Project At 60 South Broadway Approved, White Plains

Back in August of 2015, the two-towered, 707-unit mixed-use development proposed at 60 South Broadway, in White Plains (in Westchester County), was making its way through the approval process. After nearly three years since the project was made public, the White Plains Common Council has unanimously approved the 858,000 square-foot project, Westfair reports. Two 24-story residential towers will sit atop a common 93,840 square-foot commercial base featuring retail and restaurant space. The residential units above will be rental apartments, 43 of which will be rented at affordable rates. There will also be roughly 30,000 square feet of outdoor public space. Finally, a four-story, 1,000-car parking garage will be built entirely underground. Westchester Pavilion, the largely vacant single-story retail complex, must first be demolished. Perkins Eastman is designing, and Urstadt Biddle Properties Inc. and a branch of Miami-based Lennar Corporation are the developers.


95 South Broadway

14-Story, 212-Unit Mixed-Use Conversion Proposed At 95 South Broadway, White Plains

The owners of Esplanade Luxury Senior Residences – a 14-story, 120-resident senior-exclusive building located at 95 South Broadway, in White Plains – have proposed converting the property into regular rental apartments, according to Westfair. The conversion would shrink the 1965-built structure to 251,000 square feet, and in addition to 212 rental units, it would have 9,000 and 6,750 square feet of medical offices and restaurant space, respectively. The project would displace its current residents and is now under review by the city’s Common Council. Esplanade of White Plains Venture Partnership is developing and Sullivan Architecture is designing.
