Housing Lottery Launches for 84 Residences at Williamsbridge Gardens in Williamsbridge, The Bronx

The affordable housing lottery has launched for Williamsbridge Gardens, a pair of eight-story residential buildings at 713 East 211th Street and 718 East 212th Street in Williamsbridge, The Bronx. Designed by MHG Architects and developed by L+M Development Partners, the structures yield 170 residences. Available on NYC Housing Connect are 84 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $0 to $132,400.

Permits have been filed for a four-story mixed-use building at 758 East 219^th Street in The Bronx’s Williamsbridge neighborhood. The site is just half a block away from the 219^th Street Subway Station, serviced by the 2 and 5 trains. The surrounding area is predominantly residential, with some retail surrounding the Subway Station. Marjan Gjonaj, owner of the site, will be responsible for the development.

New developments both big and small are rising across The Bronx, and today, we have a reveal for a four-story building coming to 770 East 214th Street, in the borough’s Williamsbridge neighborhood. YIMBY first reported on the site back in June of 2014, when applications were initially filed with the DOB. The structure will total 8,030 square feet, and will be divided between ten rental apartments. UA Builders Group is the site’s developer, Badaly Architects PLLC is the architect of record, and completion is likely within the next year.

Four-Story, Six-Unit Residential Building Planned at 3839 Bronxwood Avenue, Williamsbridge

A Yonkers, N.Y.-based property owner has filed applications for a four-story, six-unit residential project at 3839 Bronxwood Avenue, located between East 220th and 221st streets in the Williamsbridge section of the East Bronx. The new building will measure 5,666 square feet and its residential units should average 900 square feet apiece. There will be a single apartment on each of the ground and second floors, followed by two apartments across the third through fourth floors. Gino O. Longo’s College Point-based firm is the architect of record. The 3,052-square-foot lot is occupied by a two-story building. Demolition permits were filed last July.

Three Two-Story, Two-Family Buildings Coming to 747 East 215th Street, Williamsbridge

Floral Park, N.Y.-based Metropolitan Homes has filed applications for two two-story, two-family buildings at 745-747 East 215th Street, in the East Bronx’s Williamsbridge section. The buildings will measure 3,825 square feet and 4,388 square feet, respectively. The new structures would be built on either side of an existing, although dilapidated, two-story, two-family townhouse, which will receive its own renovations. Across all three buildings, the residential units should average 1,342 square feet apiece. Shahriar Afshari’s Roslyn, N.Y.-based firm is the applicant of record. The lots on either side of the existing townhouse are vacant.

The northeastern Bronx is still a bastion of small market-rate development. Yesterday, plans surfaced for a six-story, market-rate apartment building at 3545 White Plains Road in Williamsbridge, a couple blocks east of Woodlawn Cemetery and the Bronx River.

Scarsdale, N.Y.-based L&R&G Contractors Corp. has filed applications for a three-story, six-unit residential building at 3613 Barnes Avenue, in the East Bronx’s Williamsbridge section. The project will measure 4,169 square feet and its residential units should average 676 square feet apiece, indicative of rental apartments. One of the units on the third floor will also feature space on an upper penthouse level. Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The 26-foot-wide, 1,982-square-foot lot is vacant. The Gun Hill Road stop on the 2 train is four blocks away.
