Four-Story, Five-Unit Residential Building Planned At 312 83rd Street, Bay Ridge

Property owner Phillip Li has filed applications for a four-story, five-unit residential building at 312 83rd Street, in Bay Ridge, three blocks north of the 86th Street stop on the R train. The building will measure 4,183 square feet, and units will average 837 square feet, although one of the fourth-floor units will also feature a fifth-floor penthouse. Ying Li’s Sunset Park-based City Building NY Architect is the applicant of record, and an existing two-story townhouse must first be demolished.

Six-Unit Residential Conversion Of Three-Story Building At 327 East 84th Street, Yorkville

Manhattan Residential has acquired the three-story commercial building at 327 East 84th Street, in Yorkville, for $11.8 million and plans to convert and expand the property into residential units, according to Commercial Observer. The building measures 11,583 square feet, but roughly 5,000 square feet of unused development rights exist. Five or six condominiums are planned, which would average roughly 2,000 to 3,000 square feet. Ariel Property Advisors brokered the deal.

Revealed: KPF’s Design for The Collegiate School’s New 62nd Street Campus

At the end of 2014, YIMBY posted the first renderings for the Collegiate Campus’ expansion at 301 Freedom Place South, between West 61st and 62nd Streets in the new Riverside Center development, which was initially set to be designed by Gluck+. Since then, Kohn Pedersen Fox has replaced Gluck+ as the design architect, and we now have the first rendering of what the building will actually look like.

The wrecking ball came last year for an aging factory at 10 Lexington Avenue, on the corner of Grand Avenue in Clinton Hill. Now, a five-story apartment building is rising in its place, and YIMBY has the first renderings of the project.

A forlorn industrial area next to the Cross Bronx Expressway in West Farms may finally see new life, now that plans have been filed for a large affordable housing development there. Prolific affordable developer Monadnock Construction hopes to build a 15-story mixed-use building at 1905 West Farms Road, near the Bronx River and P.S. 214.

Seven-Story, 95-Unit Mixed-Use Project Planned At 125 Metropolitan Avenue, Williamsburg

Over a year ago, YIMBY reported on filings for a seven-story, 75-unit residential and retail development at 84 North 3rd Street, in northern Williamsburg. Now, Hudson Companies has landed $47 million in loans to acquire the land and to fund their development, which spans 84-94 North 3rd Street and 112-125 Metropolitan Avenue. The project will actually be two buildings totaling 95 residential units, with 20% set aside for affordable housing, according to Commercial Observer. One building will be six stories and the other seven, and 15,000 square feet of ground-floor retail is expected. Marvel Architects is designing, and ABS Partners Real Estate owns a 50% stake in the property. Completion is slated for late 2017.

990-Foot-Long S.S. United States Could Be Turned Into Office & Entertainment Complex, Red Hook

John Quadrozzi Jr., owner of the Gowanus Bay Terminal, at 699 Columbia Street in Red Hook, is proposing to sail the deteriorating 990-foot-long S.S. United States to his dock and transform the ship into office space and entertainment facilities, according to The Brooklyn Paper. The vessel has 12 decks and roughly 500,000 square feet of usable floor space, and would be self-sustaining, energy-wise, using solar, wind, and waste energy. The project could cost as much as $200 million, and Quadrozzi is currently in discussions with developers, investors, and government officials.

One of the last big development sites in central Crown Heights is a Rite Aid at 1040 St Johns Place, between Brooklyn and Kingston Avenues. Now new building applications have been filed to erect a seven-story building on the big property, which is currently a Rite Aid.

Brooklyn-based YS Realty has filed applications for two four-story, eight-unit residential buildings at 124-130 Harrison Avenue, in southern Williamsburg, two blocks from stops on the G train or the J/M trains to the north and east, respectively. Each building will measure 7,120 square feet, which means units will average 890 square feet. Charles Mallea’s Brooklyn-based M Architecture is the architect of record, and the site’s single-story predecessor was demolished back in 2005.

Two Four-Story, Four-Unit Residential Buildings Filed At 94-66 45th Avenue, Corona

Ken Cheung, doing business as an anonymous LLC, has filed applications for two four-story, four-unit residential buildings at 94-66 – 94-68 45th Avenue, in Corona, located seven blocks south of the 7 train’s stop at Junction Boulevard. Each building will measure 6,520 square feet, which means full-floor units will average a relatively spacious 1,630 square feet, indicative of condos. An Shen Ma’s Flushing-based architectural firm is the architect of record, and the site’s two-story predecessor was demolished in 2008.
