YIMBY’s 2022 Q3 Report Reveals 7,217 New Units Filed from July Through September

Summer has come and gone, and as New Yorkers roll back their clocks, YIMBY rolls out our latest quarterly report that analyzes in detail the trends behind three months’ worth of construction permit filings. In the period from July through September of 2022, the Department of Buildings registered a total of 769 new construction filings throughout New York City, which promise to add 7,217 units to the city’s residential and hotel stock. The permit numbers maintain the robust filing volume we have observed so far throughout the year, as even the quarter’s least-active months continue to far outpace the figures from last year.

601 Baltic Street Tops Out in Gowanus, Brooklyn

Construction is progressing on 601 Baltic Street, a topped-out ten-story residential building in Gowanus, Brooklyn. Designed by Orlando Diaz of Form4 Design Studio and developed by Yiannes Einhorn of Einhorn Development Group, the 30,018-square-foot structure will yield 25 condominium units spread across 22,659 square feet as well as 1,654 square feet of ground-floor retail space. Built By Grid is the general contractor and King Contracting Group in charge of the brick and CMU work for the property, which is located at the corner of Baltic Street and Fourth Avenue.

Excavation Underway at 311-341 Bergen Street in Boerum Hill, Brooklyn

Excavation has begun at 311 Bergen Street, the site of a new residential project in Boerum Hill, Brooklyn. Designed by Avdoo Partners & Development and developed by Bergen Owner, LLC, work is proceeding on an assemblage of four plots at 336, 338, 340, and 341 Bergen Street, which were sold by R.A.L. Realty and Morlef Realty Corporation for $44 million. No architect, rendering, or floor count have been disclosed for the project, which could yield a maximum of 133,500 square feet based on the site’s zoning.

Construction is finishing up on Plank Road, a 27-story residential building at 662 Pacific Street in Prospect Heights, Brooklyn‘s Pacific Park complex. Formerly addressed as 37 Sixth Avenue, 495 Dean Street, and 664 Pacific Street, the 209,451-square-foot reinforced concrete structure is designed by Marvel Architects and developed by The Brodsky Organization and yields 312 rental units. The development rises from a rectangular parcel bound by Sixth Avenue to the west, Dean Street to the south, and Pacific Street to the north.
