The neighborhoods north of Bronx Park remain bastions of small, market-rate development. Many of the builders are Albanian and based nearby in Morris Park, an East Bronx enclave populated by Albanians, Latinos, and Italians. One of those projects was filed yesterday at 3365 Cruger Avenue in Allerton, a mostly Puerto Rican neighborhood in the northeastern part of the borough.
Property owner Kim Tasher, doing business as an anonymous LLC, has filed applications for an eight-story, 15-unit residential building at 111 East 183rd Street, in Fordham, located three blocks from the 183rd Street stop on the 4 train. The structure will measure 13,597 square feet and will include a 190-square-foot medical office on the ground floor. The residential units should average 741 square feet apiece, indicative of rental apartments. Amenities include a 782-square-foot outdoor recreational space behind the building and laundry facilities in the cellar. Mohammad R. Badaly’s Mount Vernon architecture firm is the architect of record. The project will rise on a 25-foot-wide, 2,158-square-foot lot currently occupied by a two-and-a-half-story, wood-framed house. Demolition permits have not yet been filed.
The Furman Center’s newest State of the City report declared that Fordham and University Heights, in the northwestern Bronx, are “non-gentrifying.” Both neighborhoods are working class and largely Latino and black. While rents have risen there over the last decade, the cost of living hasn’t increased quite as dramatically as it has in “gentrifying” South Bronx neighborhoods, like Mott Haven and Port Morris.
Property owner Eleen Nihan has filed applications for a four-story, seven-unit mixed-use building at 2414 Hughes Avenue, in Belmont, located four blocks south of Fordham University’s Rose Hill campus. The structure will encompass 5,837 square feet and will include a 312-square-foot doctors office on the ground floor. The residential units should average 643 square feet apiece, which means rental apartments are in the works. Mohammad Badaly’s Mount Vernon, N.Y.-based Badaly Architects is the architect of record. The site’s existing two-story wood-framed house must first be demolished.

The project will encompass 27,603 square feet and its residential units, which appear to be market-rate, will average a rental-sized 648 square feet apiece. The new building will include laundry and a 782-square-foot recreation area in the cellar. Mohammad Badaly’s Mount Vernon-based Badaly Architects is the architect of record. The 50-foot-wide lot is currently occupied by a two-story wood-frame house, for which demolition permits have not been received.
