YIMBY Scopes Views From 450 Washington Street in Tribeca, Manhattan

YIMBY took a tour of the upper floors of 450 Washington Street, a 12-story residential building on the Hudson River waterfront in Tribeca. Designed by Roger Ferris + Partners and developed by Related Companies, the structure is undergoing a renovation to convert its rental apartment layout into 176 condominium units, as well as an extensive exterior overhaul involving window replacement and a new exterior finish. Corcoran Sunshine Marketing Group is handling sales and marketing for the condominiums, which range from studios to four-bedroom homes with pricing ranging from $1 million to $10 million. Hollander Design is the landscape architect for the property, which occupies a full block parcel bound by Watts Street to the north, Desbrosses Street to the south, Washington Street to the east, and West Street to the west.

Ritz-Carlton Hotel Opens to Guests at 25 West 28th Street, in NoMad, Manhattan

The Ritz-Carlton Hotel and Residences at 25 West 28th Street recently celebrated its grand opening in NoMad. Designed by Rafael Vinoly and developed by MarriottRitz Carlton Hotels, and Flag Luxury Group, the 50-story, 500-foot-tall reinforced concrete skyscraper yields 250 guest rooms and 19 suites spread across 150,000 square feet, as well as 16 one- and two-bedroom penthouse residences on the upper levels that owners and their guests can stay in for up to 120 nights per year. Lendlease served the general contractor for the Midtown, Manhattan project, which is alternatively addressed as 1185 Broadway Street and is located at the corner of Broadway and West 28th Street. The Erin Boisson Aries team at Douglas Elliman is handling the sales of the penthouses. Other design teams for the Ritz-Carlton include SUSURUSS, Rockwell Group, and Barcelona-based studio Lázaro Rosa-Viola.

Designed by Handel Architects and developed by Gotham Organization and Goldman Sachs Asset Management JV, the 430,000-square-foot tower will yield 453 units with 316 at market rate and 137 for moderate and middle incomes, as well as 9,000 square feet of retail space, over 20,000 square feet of amenities, and 26,764 square feet of administrative office space for Covenant House. Demolition is complete and foundations are underway at the site, which is located along Tenth Avenue between West 40th and 41st Streets.

YIMBY’s 2022 Q2 Report Reveals Sustained Filing Volume from April Through June in New York City

Figures for new construction permit filings for New York City for the second quarter of 2022 are in, and YIMBY’s latest analysis reveals that a number of positive trends emergent in the year’s first quarter have continued at a sustained pace. During the period spanning April, May, and June, the Department of Buildings registered permit filings for a combined total of around 13.1 million square feet, which, among other uses, includes 9,997 residential and hotel rooms. Although the square footage of the average filing is slightly smaller compared to the first quarter, the 857 new permits filed in the second quarter almost exactly match the total of 862 filings in the previous quarter, with both figures substantially exceeding quarterly averages from the previous year.
