Construction Update: The Avalon West Chelsea

The Avalon West ChelseaThe Avalon West Chelsea

Work continues on the Avalon West Chelsea – aka the AVA Highline – and the tower component continues to rise. A quick count reveals the building is now at its thirtieth floor, which means the structure is just about topped-out. The superstructure of the development’s enormous mid-rise portion only reached its roof this past April, which is also when the crane for the high-rise portion went up; progress has definitely been swift, and topping-out the 30-story component only took twelve weeks.

With superstructure work about to begin wrapping up, all that’s left is cladding and interiors. Brickwork appears to be complete along the length of the mid-rise, and has begun climbing along the first floors of the high-rise; it does seem that the exposed floor-plates will be a feature for both components of the Avalon West Chelsea. Variance between the mid-rise and high-rise facades would have been more surprising, but that is obviously not the case, and the cladding will be uniform besides a minor deviation obvious in the tower’s first two floors, facing Eleventh Avenue. That would be the building’s retail base, and if renderings are correct, it will soon be home to a Whole Foods Market or something similar.

Glass installation has also continued, and the mid-rise exterior is verging on completion, with four levels of open concrete remaining before the structure is sealed from the elements.

Once complete, the Avalon West Chelsea will offer over 700 residential units – a major and necessary addition to the Chelsea market, which is severely lacking for new inventory. The neighborhood’s newfound reputation as New York’s ‘Silicon Alley’ has created a booming market, and the arrival of the Hudson Yards development will further increase pressure; though the Avalon West Chelsea is on Eleventh Avenue, it’s still within walking distance to the neighborhood’s employment centers.
