Revealed: 41-07 Crescent Street

A tipster sent in the above rendering of Fogarty Finger‘s latest Long Island City project, at 41-07 Crescent Street; the firm’s recent slate of work has been impressive, and includes another building in the neighborhood, at 11-51 47th Avenue. Ranger Properties is developing the site.

Permits for 41-07 Crescent Street indicate the project will be mixed-use, with 48 apartments sitting above ground-floor retail. The residences will span 32,465 square feet, translating into an average unit size of just under 700 square feet, and the commercial component will measure just shy of 4,000 square feet.

41-07 Crescent will stand nine stories in total, and the penthouse will span the entirety of the ninth floor. The development will be relatively short compared to its surrounds, which are currently booming; several major residential projects are rising in the immediate vicinity, including Packard Square West, 41-42 24th Street, and the future tallest building in Queens, at 42-12 28th Street.

The scale of 41-07 Crescent Street will be relatively minor compared to its soon-to-be gargantuan neighbors, but the building’s quality looks to be higher, as the development will serve a more ’boutique’ niche of the market. The brick facade is also a welcome departure from typical new construction in Long Island City, where the aesthetic generally focuses on glass, and not much else.

Demolition permits for the existing structure have been approved, and completion of 41-07 Crescent Street is expected in 2015.
