The Westbury Village Board of Trustees has unanimously approved plans for a new five-story mixed-use residential development in Westbury, Long Island. Developed by Gotham Organization, the complex will yield 184 apartments, with 10 percent dedicated to affordable housing. The project will also include more than 15,000 square feet of ground-floor retail space, 254 parking spaces, and a public plaza. The 1.92-acre property is bounded by Railroad and Post Avenues and is located directly next to the Westbury Long Island Rail Road station.
The renderings preview a multifaceted design intended to appear as a collection of separate buildings. The façade will be composed of red brick in varying shades surrounding different arrangements of windows, some with Juliet balconies, and portions of the structure will have setback and cutout terraces on its upper levels. Numerous storefronts are pictured on the ground floor.
The property is occupied by a surface-level parking lot formerly used by the MTA.

Amenities will include a lobby, fitness center, roof terrace with barbecue grills, multi-sport simulator, lounge, and coworking space.
Gotham Organization will agree to a 99-year ground lease with the MTA for the site, paying $2.25 million during construction, a $500,000 “capital transaction payment,” and a base rent beginning at $500,000 and incrementally increasing 12.5 percent every five years. The $100 million project marks the MTA’s first transit-oriented development on Long Island.
The developer has until March 2027 to apply for new building permits, but Gotham Organization intends to submit the applications sooner and break ground in the spring. Construction is estimated to take around 20 months, putting the anticipated completion date around the end of 2028.

Finally, new housing next to a LIRR station. But why is it only 5 floors? There are 6 and 7 floor buildings nearby. This project should be 10 floors with the shadow only cast on the railroad tracks. Really dumb halfassed suburban obstruction I suspect.
And why is only 10% of the complex allocated for affordable units? Every time one of these developments is built, affordable housing is always short changed.
Meanwhile the number of people finding it difficult to live affordably on LI , as well as in any of the 5 boroughs of NYC, IS INCREASING DRAMATICALLY!!
A minimum of 25% of units should be dedicated to affordable apartments or studios. Increasing affordable
housing stock should be a TOP priority on LI, and across the country.
Otherwise, I fear that NY STATE, will be uninhabited by most, except the rich , and super wealthy within 10 years.
I’m not sure this is true. Raising the below-market rate % may kill project which supply much-needed housing supply to a constrained market.
The most pro-affordability policy is just allowing developers to build, period.
