Two years ago, the Landmarks Preservation Commission greenlighted an innovative design to convert a Tootsie Roll factory to condos at 325 West Broadway in Soho. Now we have a new rendering of the aluminum and glass-clad project, dubbed XOCO 325 after the Catalan word for chocolate.
Design and development firm DDG has just launched a new teaser site for the building’s 21 condos, in advance of a sales launch in the fall. The skeletal facade is made of cast aluminum and a glass curtain wall, and vertical gardens will wend their way from the base all the way up to the penthouse.
The renovated 19th century factory has grown from four stories to nine and will incorporate a retail base with floor-to-ceiling glass. Back in 2013, Curbed wrote that the exterior appeared to float “above West Broadway like some sort of Soho spacecraft.” DDG’s in-house architects handled the design.
Apartments will range in size from 1,055 to 4,837 square feet, with private terraces and balconies for most units. Amenities will include a gym, concierge, private garden, deeded storage space and bike storage.
And construction is nearing the finish line. The superstructure is complete, and work has begun on the interiors and landscaping.
Since the property stretches through the block, two adjacent buildings at 25 Wooster Street will also become condos. The private garden will link the nearly complete West Broadway building with the Wooster Street side.
Plans have been in the works to convert the old factory since 2008, but the development stalled until DDG bought the site for $38,500,000 in 2012, Crain’s reported at the time. The original developer, ADG Soho, defaulted on their $27,000,000 loan, and Lehman Brothers foreclosed on the four-building assemblage in 2009.
DDG has developed several unique, upscale condo projects throughout Manhattan, from a converted convent in Gramercy to a new 12-story building that aims to resemble stacked pieces of bluestone.
