The Bronx is full of affordable and senior housing, but one non-profit is planning the city’s first affordable development for lesbian, gay, bisexual and transgender seniors in Tremont. Plans were filed last month for the seven-story facility at 771 Crotona Park North, across from the huge park of the same name.

The 73-foot-tall building, called Crotona Senior Residences, would have 83 apartments and a 10,000-square-foot senior center. Those 83 units would be divided across 55,292 square feet of residential space, creating average apartments measuring 670 square feet.

The senior center will offer supportive services, hot meals, and programming for residents. The ground floor would also have a lounge, garden, offices, and computer room. Each of the upper stories would host 14 or 15 units, and the top floor would hold nine units and a roof terrace. Residents would be able to enjoy another terrace on the second floor.

While the building will offer services geared specifically toward LGBT seniors, all seniors who meet the financial requirements can apply, regardless of sexual orientation or gender identity.

HELP USA, Services and Advocacy for GLBT Elders (SAGE), the city’s Department of Housing Preservation and Development, and the state’s Department of Homes and Community Renewal (DHCR) are partnering to develop the project.

Magnusson Architecture and Planning will handle the design.

HELP currently runs homelessness prevention programs in a two-story building on the development site. It sits on the corner of Prospect Avenue, a few blocks from the 174th Street stop on the elevated 2 and 5 trains.

SAGE and HELP are also teaming up with BFC Partners to develop a 145-unit affordable building at Ingersoll Houses in Fort Greene. That project will be the largest “LGBT-welcoming” senior housing complex in the country, according to a press release on the developments issued in June.
