Permits have been filed for two six-story residential buildings, at 416 Lenox Avenue and 2371 8th Avenue, in Harlem. TCX Development is developing both projects, and ARC Architecture + Design Studio is designing.
The sites are about a half-mile apart, and are both located on busy commercial strips, with close proximity to public transportation. 416 Lenox Avenue is four blocks away from the 135th street station, serviced by the 2, 3, and 5 trains. 2371 8th Avenue is three blocks away from the 125th street station serviced by the A, B, C, and D trains.
Differences between the two structures are minor. 416 Lenox Avenue will rise to a height of 60 feet, and yield 8,100 square feet for residential use. The twelve units will average 675 square feet apiece. 2371 8th Avenue is slightly larger, rising to a height of 62 feet, and will yield 8,300 square feet for residential use. Its 12 units will have an average size of 692 square feet. A terrace adjourns both roofs, with building and bicycle storage located in the cellar.
Demolition permits have not been filed for the abandoned single-story building at 416 Lenox Avenue, while the lot at 2371 8th Avenue is empty. Estimated completion dates have not yet been announced.
