One Blue Slip Opens For Leasing in Brooklyn’s Greenpoint Landing

Located at 37 Blue Slip, with uninterrupted 180-degree views of the Midtown skyline and Lower Manhattan to the south, One Blue Slip is the first market-rate residential tower to go up in the 22-acre Greenpoint Landing, and leasing has now launched for the building’s 359 units. The news comes from Brookfield Properties, the developers of the project, alongside a joint venture with Park Tower Group, the master planner of the Greenpoint Landing development.

Amenities and interiors are being done by Gachot Studio, while marketing and leasing operations are being handled by Douglas Elliman Development Marketing. Handel Architects is the designer of the 30-story building and James Corner Field Operations is the landscape architect of the 1.5 acre park that sits adjacent to the site.

The overall design of the tower has multiple angled facades that give 90% of the residents expansive views of the Manhattan skyline. The main elevation facing the river has dark industrial-style glass and spandrels that stretch from the bottom to the top of the building. Using a mixture of large black metal industrial-style windows and thin vertical strips of brown-colored brick facades, the design features a blend of contemporary materials that pay homage to the old industrial part of the East River waterfront.

Inside, there are studio, one-bedroom, and two-bedroom units which will let from $2,600 a month. Amenities include large indoor and outdoor lounges, a yoga terrace, a gaming room, a fitness center, a bar with an outdoor terrace, a children’s playroom and co-working space.

As part of the Greenpoint Landing development plan, One Blue Slip is the first of four project sites, while the second building, the 421-unit Two Blue Slip, expected to open next year, is already underway and above street level. Two additional towers will have 1,240 units of housing – 30% of which will be affordable.

With 300 affordable units already built in Greenpoint Landing, there will eventually be 5,500 apartments, 1,400 of which will be affordable units. There will also be a new pre-k through 8th grade school, and even more waterfront park space measuring a total of nearly four acres stretched across 1.5 miles. The first phase of Greenpoint Landing is already certified by the  Waterfront Edge Design Guidelines (WEDG) program for excellence in waterfront design and resiliency.
