Loden at 54 Crown Street in Crown Heights, Brooklyn via NYC Housing Connect

Construction is wrapping up on Loden, a 17-story two-tower residential complex at 54 Crown Street and 131 Montgomery Street in Crown Heights, Brooklyn. Designed by Hill West Architects and developed by Carmel Partners, the project yields 569 rental units in studio- to two-bedroom layouts with 143 reserved for affordable housing. The property also contains 7,500 square feet of ground-floor retail space, a 1,500-square-foot community facility, and 182 enclosed parking spaces. The development is bound by Crown Street to the north, Montgomery Street to the south, and Franklin Avenue to the east.

Loden’s larger component at 54 Crown Street features an L-shaped massing fronting the northern and eastern sides of the parcel. The smaller building at 131 Montgomery Street has a rectangular form and stands at the southwest corner of the property. The two towers are connected by a one-story podium and a landscaped courtyard with outdoor grilling stations and seating.

Exterior work is nearing the finish line on both reinforced concrete superstructures. The buildings feature cohesive façades composed of red brick on the lower levels and glass curtain walls with black metal paneling on the upper stories. The lot line walls on the eastern face of 131 Montgomery and southern elevation of 54 Crown are left blank and clad in gray precast panels. Both towers feature setbacks across their 11th story that will create space for terraces.

The only outstanding exterior work is the gap in the eastern elevation of 54 Crown Street where the hoist was formerly anchored, as well as a portion of this building’s ground floor. The remaining scaffolding and construction fencing should be dismantled in the coming weeks as this work draws to a close.

Residences feature in-unit washers and dryers, dishwashers, air conditioning, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Amenities include a fitness center, a yoga studio, media room, party room, private dining room, coworking lounge, children’s playroom, storage, an on-site parking garage, bike storage, pet-friendly policies including a pet washing station, on-site concierge service, and a communal rooftop terrace. MNS is handling marketing for the units.

Carmel Partners acquired the site for around $41 million in 2018. The nearest subways from the development are the 2, 3, 4, and 5 trains at the Franklin Avenue-Medgar Evers College station and the B and Q trains at the Prospect Park stations.

YIMBY expects construction to fully finish later this spring.

    They really changed the window proportions from the much better looking rendering. More proof that cheap glass is the cheap choice.

  2. When is the McDonald’s anticipated to be built on the corner?

    • Surely you jest. There’s already a McD’s a little down Franklin on Empire if you’re craving a fast food burger. (But in that case I’d recommend Checkers at the same intersection.)

        So maybe an Arby’s will pop up here? Hopefully I’m wrong and a legit skyscraper is planed for this corner?

        • Ah, do you mean that little empty corner that the two gray lot line walls face? It does seem a little odd – That lot must have different owners.

          I hope they build something unexpected there. A 42 meter high statue of Jackie Robinson would be ideal.
