Permits have been filed for an eight-story mixed-use development at 41-34 45th Street in Sunnyside, Queens. The site is four blocks away from the 46th Street subway station, serviced by the 7 trains. Owner Juan Rodriguez is listed as behind the applications.

The 80-foot tall structure will yield 18,900 square feet, with 17,340 square feet dedicated to residential use, and 1,580 square feet for an unspecified community facility. 25 apartments will be created, averaging 694 square feet apiece, indicating rentals. Tenants will have a lobby, and an outdoor terrace connected to lounge on the rooftop. Eight parking spaces will be included on site.

Defonseca Architects is listed as responsible for the design.
