A new proposal to the New York Landmarks Preservation Commission has come forward to expand 53 Mercer Street into the new SoHo headquarters and retail center for Dolce Vita. The design would refabricate the historic look of the three-story SoHo row house, while adding two extra flights out of pedestrian view. DXA Studio is responsible for the architecture.
The design is clearly within the style of the neighborhood, and the enlarged ground floor windows are similar to other nearby historic extant structures. It is hard to think of why the LPC would reject this particular proposal, but they can hard to predict.
The extra floor space will add nearly 2,130 square feet to the lot, making a total 11,500 square feet. Retail will be included within the ground floor and second floor, with offices taking up the remainder.
Oren Evenhar will be the developer if the project gets approval.
The site was in the news in 2016, when Steve Madden purchased for Dolce Vita, part of his expansive shoe empire. If this proposal is approved, the DXA design will be the SoHo home for the fashion brand.
