Permits have been filed for a seven-story apartment building at 1462 Southern Boulevard in Crotona Park East, The Bronx. Located between Jennings Street and East 172nd Street, the vacant lot is one block north of the Freeman Street subway station, serviced by the 2 and 5 trains. Hagai Laniado is listed as the owner behind the applications. The developer is also associated to the recent permit filings for 194 Buffalo Avenue in Brooklyn.
The proposed 60-foot tall project with a penthouse and community facility development will yield 8,833 square feet, with 7,330 square feet designated for residential space and 1,503 square feet for commercial space. It will have 10 residences, most likely rentals based on the average unit scope of 733 square feet. The steel-based structure will also have a penthouse and a rear yard 27 feet long.
Alix Michel of Citiscape Consulting LTD is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
