New proposals for the construction of three massive residential developments have made their way to The Yonkers Industrial Development Agency in an exciting new reveal. All together, the projects could introduce 1,000 new homes in Yonkers, New York.
According to the official announcement, the development represents more than $390 million of private investment funding.
Ginsburg Development Companies is responsible for two of the three projects announced by IDA. The first, Ludlow Point, is located at 150 Downing Street and was introduced as part of the city’s new Ludlow Station Area Master Plan. The multi-tower complex will contain 520 residences split between two ten-story towers and two eleven story towers. The apartments will range from studio to two-bedroom accommodations with ten percent priced as affordable housing.
Ludlow Point amenities will include a lounge, fitness center, a swimming pool, business center, bike racks, and private storage. Retail and dining components will occupy the building’s ground floor.
The second project from Ginsburg Development Companies is 70 Pier Street, a new four-story residential building that was also envisioned as part of the new Ludlow Station Area Master Plan. In this building, a collection of 36 residences are also sized from studios up to two-bedroom homes. The amenity package is comparably modest and will include a communal lounge and a roof deck.
Ground floor areas will include private parking and retail space.
The third residential project approved by the agency will be located at 57 Alexander Street and is developed by Rose Associates. The seven-story building will comprise 440 apartments and 443 parking spaces. The development will also introduce 25,000 square feet of open space including a landscaped, waterfront promenade with a public walkway, seating, and flexible green space. Residential amenities have not yet been confirmed by the developer.

Appreciate NYYimby’s occasional coverage of developments outside of the NYC boroughs; Westchester, Nassau, Jersey City, Staten Island. Great to see these plans for Yonkers.
Great to see more development in Yonkers but when is someone going to propose something with any actual architectural significance? These are just more of the same old same old!

The drawings of the projects to be constructed Look to be significant to bring in productive citizens and yet,into the next century as the building has more likely than not changed hands several times and interest in upkeep wanes this simply looks more like a future project building having brought brought in another sort of clientele!
