Permits Filed for 1460 Flatbush Avenue in Flatbush Ditmas Park, Brooklyn

Permits were recently filed for a new seven-story mixed-use building at 1460 Flatbush Avenue in Flatbush Ditmas Park, Brooklyn. Neil Myers of JFrankl Associates is listed as the applicant of record while Expediting 4U is listed as the filing representative. Guy Iber of Threefold is listed as the owner of the property. The site is located north of the Flatbush Avenue subway station that serves the 2 train, while the B and Q train can be found to the west at the Newkirk Plaza and Avenue H subway station.

The new structure will yield about 38,000 square feet and sit on a 10,000-square-foot lot. It will be constructed with a reinforced concrete framework and stand 74 feet tall. Inside, 30,754 square feet will go toward 43 residential units, each most likely becoming rentals averaging 715 square feet. The commercial space will take up about 3,600 square feet. A 35-foot-deep rear yard will sit in the back of the project.

A completion date for 1460 Flatbush Avenue has not been announced yet.
