Permits have been filed for a four-story mixed-use building at 3-28 Beach 63rd Street in Far Rockaway, Queens. Located via Beach Channel Drive, the through lot is two blocks west of the Beach 60 Street-Straiton Avenue subway station, serviced by the A train. Kinam Han of Honest and Quality Corp. is listed as the owner behind the applications.
The proposed 40-foot-tall development will yield 31,113 square feet, with 16,536 square feet designated for residential space, 9,150 square feet for community facilities, and 2,761 for commercial use. The building will have 14 residences, most likely condos based on the average unit scope of 1,181 square feet.
Inhwan Chang of Sead Engineering is listed as the architect of record.
Demolition permits have not been filed as of yet. An estimated completion date has not been announced.

Exactly, very old neighborhood with it’s own history. 11692 Arverne, Queens.
Several “Out of the area” listings call Breezy Point as Far Rockaway. Don’t sweat that small detail.
This better not be a homeless shelter either. Do not downgrade the neighborhood by having homeless shelter in our communities. This is not good for current residents who care about there quality of life.
