COOKFOX’s 39 West 23rd Street Tops Out at 24 Floors in the Flatiron District

COOKFOX Architect’s 24-story Flatiron District project at 39 West 23rd Street is now topped out. Wedged in the middle of one of Manhattan’s busiest thoroughfares between Fifth Avenue and Sixth Avenue, the reinforced concrete structure features a cantilever on the eastern elevation above its adjacent low-rise neighbor. Anbau Enterprises is the developer of the residential building, which actually consists of two superstructures separated by an internal courtyard.

It appears that installation of the curtain wall will begin sometime soon. Small portions of the exterior perimeter walls on the top floors of the southern profile have been formed with large cinder block, with cutouts for the windows. The lower levels of 39 West 23rd Street abuts up the edge of the sidewalk, aligned with the rest of the buildings along the street. The structure has only one setback on the 17th floor before culminating with a flat roof parapet.

The development will yield a total of 118,00 square feet and 44 homes. Four affordable rental units are also part of the program. Layouts for the units include single-floor homes and duplexes, some of which will have private outdoor terraces. Amenities include a fitness center, a residential lounge, a children’s playroom, a communal outdoor landscaped terrace, and a 25-car garage below street level.

A number of subways surround the property including the R and W trains on Broadway and the F, M, and PATH trains on Sixth Avenue. Madison Square Park and the Flatiron Building are a short walking distance away to the east.

Completion of 39 West 23rd Street will most likely happen toward the end of 2020.
