Permits have been filed for a 13-story mixed-use building at 625 Brook Avenue in Melrose, The Bronx. Located between East 152nd Street and East 153rd Street, the through lot is near the 3rd Avenue-149 Street subway station, serviced by the 2 and 5 trains. Sally Gilliland of The Hudson Companies Inc. is listed as the owner behind the applications.
The proposed 124-foot-tall development will yield 157,500 square feet, with 151,000 square feet designated for residential space and 6,500 square feet for community facility space. The building will have 166 residences, most likely rentals based on the average unit scope of 909 square feet. The concrete-based structure will also have a cellar.
MHG Architects is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
