Leasing is underway at BeLa, a new rental property at 74 Maple Street in the Bergen-Lafayette neighborhood of Jersey City. Designed by Minno Wasko Architects and Planning and developed by Golden Glades Capital Management, the building represents mounting interest in areas surrounding the downtown metro center where rents have risen in step with the city’s growing skyline.
Despite its distance from downtown, the neighborhood is well connected by transportation to the city center, as well as to surrounding destinations including Hoboken, the Holland Tunnel, and the World Trade Center transit hub in Lower Manhattan.
Prospective tenants have access to 3D walkthroughs powered by Halstead Property NJ Development Marketing, the property’s exclusive marketing and leasing agent. To help fill the available units, Halstead is offering a launch promotion that includes up to three free months in incentives for tenants who sign leases in May. Introductory monthly rents start at $1,996 for one-bedrooms and $2,560 for two-bedrooms.
Residential amenities include a communal lounge and clubroom, a fitness center and yoga studio, bike storage, on-site parking, and a rooftop terrace with shared seating, a BBQ grilling station, and views of the Lower Manhattan skyline. The ground floor of the building also includes a public café.
The adjacent Liberty State Park offers more than 1,200 acres of open space, a two-mile waterfront promenade, an outdoor performance area, and multiple restaurants with sweeping views of the Hudson River, the Manhattan skyline, and the Statue of Liberty. The park also includes a full-service marina, ferry service to Manhattan, charter boat excursions, and maritime sightseeing tours.

Occupancy at BeLa is scheduled for June 2020.

This property is, as even this article admits, a little off the beaten path of the more-popular downtown Jersey City. And the hopes and dreams of downtown Jersey City turning into an extension of the “hip” West Side of Manhattan seems to be dissipating, especially with the demise (and unacknowledged failure) of its “Restaurant Row” on Newark Ave. (pandemic notwithstanding).
While the rents, even without “three months of incentives,” are within market range, the developer may have to make some concessions along the way to get some of the apartments filled.
