Leasing has launched at The Arches, a dual-tower residential project at 224-228 East 135th Street in Mott Haven, The Bronx. The development comprises a pair of 25-story buildings and is located just a couple blocks from the Harlem River waterfront.
Designed by Fischer + Makooi Architect, the property includes a total of 430 units that range from studios to two-bedroom apartments. The most premium homes will also feature Control4 automation systems that will allow residents to control lighting, thermostats, music, and entry locks with their smartphone devices. Select units will also feature private outdoor space with views of Upper Manhattan.
Occupants will also have access to a health club and yoga studio, a screening room, a business center with a private conference room, a children’s playroom, and a cafe. Additional amenity spaces include a library, a quiet room with a fireplace, and a landscaped roof garden with an open-air lounge outfitted with an additional fireplace and seating areas.
The property will also support 25 short-stay hotel rooms and 6,000 square feet of ground-floor retail.
“The South Bronx has a rich cultural history, and Mott Haven’s housing renaissance is emblematic of the bright future that lies ahead for the blossoming neighborhood,” said Michelle Monko, director of business development at EXR, which oversees leasing for The Arches. “From the high-quality finishes and spacious floor plans to the first-class amenities, services, and unparalleled views, The Arches sets a standard of elevated quality for the numerous residential developments that are currently under construction in the neighborhood.”
The property is the latest project from The Chess Builders’ development team to launch leasing. Pricing ranges from $2,300 per month for studios up to about $2,900 for two-bedroom apartments.
