Permits have been filed for a five-story residential building at 215 Beach 100th Street in Rockaway Beach, Queens. Located between Rockaway Beach Boulevard and Steeplechase Court, the interior lot is two blocks from the Beach 98 Street-Playland subway station, serviced by the A and S trains. Aaron Ivatorov under the AI Investment Trust is listed as the owner behind the applications.
The proposed 55-foot-tall development will yield 12,415 square feet, with 10,928 square feet designated for residential space. The building will have 14 residences, most likely rentals based on the average unit scope of 780 square feet. The masonry-based structure will also have a 30-foot-long rear yard.
Anthony Cucich Architect is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
