Permits have been filed for an eight-story mixed-use building at 120 Beach 116th Street in Rockaway Beach, Queens. Located between Rockaway Beach Boulevard and the Ocean Promenade Belle Harbor, the lot is within walking distance of the Rockaway Park – Beach 116 Street subway station, serviced by the A and S trains. Beach 116th Promenade LLC is listed as the owner behind the applications.

The proposed 84-foot-tall development will yield 152,983 square feet, with 98,987 square feet designated for residential space, 51,177 square feet for community facility space, and 2,819 square feet for commercial space. The building will have 114 residences, most likely rentals based on the average unit scope of 868 square feet. The concrete-based structure will also have 40 open parking spaces and 53 enclosed parking spaces.

JFA Architects & Engineers is listed as the architect of record.

Demolition permits were filed last month for the one-story building on the site. An estimated completion date has not been announced.

  8. 114 new residences??? Will they be including at least one parking spot per unit??? We struggle so much with parking issues. Adding 114 more cars that need to find a parking space will be a nightmare. Why is this community allowing so many new residences???
