The affordable housing lottery has launched for Beach 101, a three-story residential building at 101-19 Rockaway Beach Boulevard in Rockaway Beach, Queens. Designed by Adam Naim NA Design with Tobi Design on interiors and developed by Marcal Group, the structure yields 41 residences. Available on NYC Housing Connect are 18 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $58,115 to $198,250.
Amenities include pet-friendly policies, garage with assigned parking spaces and electric car charging stations, bike storage lockers, a shared laundry room, recycling center, common area Wi-Fi, media room, recreation room, business center, gym, community center, and rooftop terrace. Residences come with air conditioning, patios or balconies, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 130 percent of the AMI, there are four studios with a monthly rent of $1,695 for incomes ranging from $58,115 to $146,900; 11 one-bedrooms with a monthly rent of $2,250 for incomes ranging from $77,143 to $165,230; and three two-bedrooms with a monthly rent of $2,650 for incomes ranging from $90,858 to $198,250.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 21, 2023.
