RAL Development recently celebrated the topping out of Zero Irving in Union Square, Manhattan. Located at 124 East 14th Street, the 21-story building will yield a mix of affordable and market-rate office space for technology firms and will provide on-site amenities, dining facilities, and the Digital Skills Training Center, which is envisioned as a pathway to good-paying jobs for the next generation of technology professionals.
A topping-out ceremony was held on September 3, where RAL Development was joined by the New York Economic Development Corporation (NYCEDC), local officials, and members of the community.
“We are excited to celebrate a major milestone for one of the most promising new developments in the city,” said Spencer Levine, president of RAL Development Services. “We are confident this uniquely transformative public-private project will be an engine of opportunity and prosperity for New Yorkers and the local community. We are proud to be working with the city’s administration, Community Board 3, Councilwoman Carlina Rivera, Manhattan Borough President Gale Brewer, and NYCEDC to deliver a project that benefits the local community and all of New York City.”
The new building will comprise 240,000 square feet. The office component will occupy 176,000 square feet spread across the structure’s top 14 floors. A portion of the commercial inventory will be marketed as affordable office space to attract small firms and start-ups.
With great support from local government, Zero Irving’s Digital Skills Training Center is designed to help diversify New York City’s tech sector and serve as a hub for the city’s growing tech economy. This includes the provision of technology classes with a focus on the most in-demand skills employers require.
To further support the local tech community, Zero Irving will also incorporate a collaborative accelerator/incubator and co-working center that will focus on advancing innovation, clean tech, smart cities, and digital government services as well as advance creative businesses and further empower local businesses.
When complete, the NYCEDC anticipates the center will create over 550 permanent jobs.

The team behind Zero Irving also includes financial partner Junius Real Estate Partners, Suffolk Construction, and architect Davis Brody Bond, which designed the structure to meet LEED Gold Certifications.
The project was originally expected to debut by the end of 2020, but 2021 is more likely.
