76 Eighth Avenue Nears Topping Out in Greenwich Village

Construction is approaching topping out at 76 Eighth Avenue, a ten-story office building in Greenwich Village. Designed by Gene Kaufman Architect and developed by Sang Lee, Noviprop, and Plus Development, the 120-foot-tall edifice will yield 30,000 square feet of office space and ground-floor retail. The project site is located at the corner of West 14th Street and Eighth Avenue.

Recent photos show the degree of progress on the steel superstructure since YIMBY’s last visit in late May, when construction had just begun to rise above street level.

The superstructure currently stands well above the sixth floor wraparound setback. The northern elevation facing West 14th Street has a number of diagonal beams that will factor into the overall curtain wall aesthetic, prominently exposed behind the floor-to-ceiling windows.

The eastern elevation seems to be in the process of being walled up with cinder blocks, most likely to form the egress staircases, as indicated in the stacked rectangular cutouts of the floor plates.

It also appears that installation of the envelope is underway, with a singular white-colored window frame in place on the narrow western profile’s second story.

In addition to the 12-foot-deep sixth-floor setback, which is slated to feature a landscaped outdoor terrace, there will be a secondary rooftop terrace that includes a communal garden and additional outdoor workspace. This amenity is to be situated behind the open-air exterior steel frame at the top story, with a perimeter of glass railings. The A, C, E, and subterranean walkway to the L train can be accessed immediately in front of the property.

YIMBY predicts 76 Eighth Avenue will be completed sometime in the second half of 2021.

I would like to see a photo of what building stood where the new building is going up and a brief history of the site.

  2. Yikes, this gives me a headache. You tried to do something different and better Kaufman, but you failed. Better luck next time Kaufman, which let’s hope there is not a next time.

Every body knocks Kaufman, yet he keeps getting the jobs , he must do something, that keeps him working , while others are idle.

  4. If you said this was designed by say SOM, there wouldn’t be another peep..

  5. Honestly pretty astonished that this is a Kaufman project. It’s actually kind of nice.
