The New York City Department of City Planning recently reviewed proposals to construct a large banquet hall and self-storage facility in the Eastchester section of The Bronx. Located at 3556 Peartree Avenue, the proposed development would comprise over 140,00 square feet plus additional area for a surface-level parking lot for 95 vehicles.
Designed by T.F. Cusanelli & Filletti Architects for The Storage Fox, the proposed components within the building include over 98,000 square feet of self-storage space and a 46,000-square-foot banquet hall. The latter is designed to accommodate up to 700 people.
In its existing condition the development site supports a single-story auto storage and an attached salvage yard.
Review by the Department of City Planning was required, because current zoning only permits the construction of buildings for manufacturing use. As the proposed action is site-specific and does not affect any existing properties, it is anticipated that the project will not have a significant adverse effect on the surrounding area. The Department of City Planning agreed with this assertion and signed off on an Environmental Assessment Statement submitted by the developer.
If approved by the Department of Buildings, construction could be completed as early as 2021 in a single phase.
