New 35-Story Skyscraper Revealed at 509 Third Avenue in Murray Hill, Manhattan

A new rendering has been revealed for 509 Third Avenue, a 35-story residential project underway in the Murray Hill section of Midtown, Manhattan. Designed by Ismael Leyva Architects and developed by Kevin Lalezarian under the Third and Thirty Four LLC, the 386-foot-tall structure will yield 299 residential units at the corner of Third Avenue and East 34th Street.

The new rendering depicts a glass- and metal-clad structure with a multifaceted massing rising up above an eight-story podium. The building features wide northern and southern profiles with slimmer eastern and western elevations. Two setbacks are found above the podium, and the edifice is crowned with thin louvers surrounding the flat roof parapet. One section of the last habitable level on the southern corner features an outdoor terrace space behind the perimeter columns.

Recent photos show machinery making its way deeper below street level while work on the reinforced concrete foundation walls appears to be progressing around the western end of the rectangular corner site. A number of temporary diagonal steel beams are buttressing the exposed concrete wall of 211 East 34th Street as excavation continues. This four-story mixed-use commercial property suffered a partial collapse last July that luckily resulted in no injuries. The braces will likely be removed once 509 Third Avenue’s superstructure begins to rise against the neighboring wall.

509 Third Avenue is expected to yield 166,917 square feet, with 158,685 square feet designated for residential use. The 229 residences, most likely rentals, will average around 692 square feet apiece. The property will also contain 8,253 square feet of commercial space and a 30-foot-long rear yard for residents. The construction site sits two blocks from the 33rd Street subway station, serviced by the local 6 train. Access to the Queens Midtown Tunnel is located to the east at the intersection of East 35th Street and Tunnel Approach Street. The southbound lanes to the FDR Drive at the end of East 34th Street are also close by, next to the NYU Medical Center complex.

509 Third Avenue is scheduled for completion in the summer of 2022, as stated on the construction fence.

    Really weak, and that rendering tells me the developer is a cheapskate, which should tell you all you need to know about how this sad lump will turn out.

    Are many many 30-40 year old people just starting out.
    Why not build some nice apartment that young couple with
    Children that are affordable. Also start adding some extra luxury in affordable apartment. Why alway the rich n famous
    Get the new apartments. It is the new generation that stayed during Covid, never gave up on the city, be there for people like us. The rich n famous Took off and deserted the city when businesses needed their help in keeping them in business. The low scale pay people stayed, bought carry outs day after day to keep businesses running. The food stores stayed afloat due to the low scale pay people. Drug stores, Every single business that was open during Covid survived because the true New Yorkers never left. They didn’t have millions in their bank to live in another state.

  12. Lalezarian Properties and Kahen Properties nearly collapsed and killed all tenants, residential and commercial, in building on July 16, 2021. A Full Vacate Order was issued for 6 months. Lalezarian and Kahen never repaid me for any damages, loss and expenses.
    Upon returning to “stapled together building” nightmare,
    apartment shook violently one hour after returning on January 25, 2021, and several times thereafter. The “support beams” are not secured to ground and in mud.
    The operators handling the heavy demolition vehicles keep hitting the beams and shaking the building.
    Negligence? Are they trying to destabilize and collapse the building again? Or frighten the tenants who re-established occupancy into leaving? My life has been in chaos for almost year thanks to these criminals.
    It’s the only building left on the block…and apparently cheaper to kill us than offer us buyouts.
