Permits have been filed for an eight-story mixed-use building at 1763 Coney Island Avenue in Midwood, Brooklyn. Located between Avenue N and Avenue O, the interior lot is five blocks west of the Avenue M subway station, serviced by the Q train. Eddie Yair under 1775 Coney Island LLC is listed as the owner behind the applications.

The proposed 85-foot-tall development will yield 67,518 square feet, with 56,686 square feet designated for residential space and 2,873 square feet for commercial space. The building will have 75 residences, most likely rentals based on the average unit scope of 755 square feet. The concrete-based structure will also have a 32-foot-long rear yard and 19 enclosed parking spaces.

Studio Gallos is listed as the architect of record.

Demolition permits have not been filed yet for the gas station on the site. An estimated completion date has not been announced.
