Permits have been filed for a nine-story residential building at 82-77 116th Street in Kew Gardens, Queens. Located at the intersection of Grosvenor Lane and 116th Street, the corner lot is closest to the Union Turnpike-Kew Gardens subway station, serviced by the E and F trains. Steven Li of Grosvenor Realty Group II LLC is listed as the owner behind the applications.
The proposed 90-foot-tall development will yield 54,605 square feet, with 37,497 square feet designated for residential space and 181 square feet for community facility space. The building will have 55 residences, most likely rentals based on the average unit scope of 681 square feet. The concrete-based structure will also have a cellar, sub-cellar, penthouse, and 13 enclosed parking spaces.
Chang Hwa Tan of Tan Architect is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
