SOM’s 28&7 Stands Completed at 322-326 Seventh Avenue in Chelsea, Manhattan

Construction is complete on 28&7, a 12-story office building at 322-326 Seventh Avenue in Chelsea. Designed by Skidmore, Owings & Merrill and developed by Corem and GDSNY, the reinforced concrete superstructure yields 105,000 square feet of office space marketed by CBRE. Triton Construction was the general contractor for the project, which is located at the corner of West 28th Street and Seventh Avenue, directly above the 28th Street subway station, servicing the local 1 train. The developers are aiming for LEED Gold and WELL certifications.

Recent photos show the finished look of the glass and terra cotta exterior. Since our last update in October, all of the sidewalk barriers, metal fencing, and remaining equipment have been removed from around the ground floor, and the property’s logo has been installed in front of the fluted terracotta paneling next to the main entrance on 28th Street. Interior work should be nearing completion shortly as well.

In recent news, Corem of Sweden and GDSNY announced the signing of a full-floor lease at 28&7 by a private commercial real estate investment manager with approximately $1 billion of assets under management. The tenant is planning to move into the building later this summer. GDSNY and Corem were represented by Paul Amrich and Neil King of CBRE. Daniel Levine of Newmark represented the tenant.

“We are very pleased to announce the full-floor lease at 28&7,” said Jens Andersson, Corem’s head of finance and US operations. “We continue to see a strong recovery for new premium office buildings in New York.”

    During coronavirus infections, the building and its exterior appearing beautiful in black. As high as the superstructure wants to be, rising the rules on this progress is appropriate: Thanks to Michael Young.

    • The color of the building has nothing to do with the Virus or it’s infections. The color of the building makes a beautiful statement, and the detailing is exquisite.
      And, for the fellow who complained about the rendering being brighter than the reality: wait until late afternoon when the building is fully occupied – when the lights come through the glass and the inside is brighter than outside.

  3. I love the decision to use a double concave section for the frames. Also, I love terra cotta, but I wonder if they have made technical improvements for this install as terracotta is something that requires maintenance and is often replaced in renovations with more durable materials. My only dislike is that the finish is way too glossy for a molded material.

  4. This is very nice. It looks like it came straight out of the 60s yet with a beautiful modern touch. Way to go, SOM.

  5. I like that SOM is branching out a little with their designs… However I can’t help but feel like a few of their recent, smaller projects are a little copycat-ish. This one feels very Annabelle Selldorf. Just like 1245 Broadway feels a bit too similar to a Rafael Viñoly creation – like 61 Ninth Ave combined with 432 Park Ave. They have so many talented architects working for them, so I like that they’re taking on smaller projects! I hope they come up with some really original designs. One thing you can always say is that they have a ridiculous attention to detail. Everything is finished perfectly – to the millimeter!
